PROPERTY MANAGEMENT
Your property is likely your largest investment and we know how important it is that it be cared for and maintained properly. Choosing the right property manager can make or break YOUR investment portfolio.
For this reason, we encourage you to interview potential property managers carefully. After all, this is a long term, and likely a LONG DISTANCE, relationship.
It is our primary job to protect your asset, as best as we can. Giving top level service involves a variety of tasks.
WHAT WE DO:
- Evaluate the property and prepare a market analysis to determine an acceptable rent.
- Go over a checklist of things that concern you such as allowing pets, maintaining the yard, etc.
- Identify needed repairs before listing the property.
- Coordinate pre-listing repairs.
- Have professional photos taken to highlight the property.
- Market your property to potential tenants on the MLS and social media.
- Make the property available to be seen to all agents by using a lockbox.
- Coordinate showings with existing tenants.
- Screen applicants based on credit and rental history
- Prepare legally binding leases.
- Coordinate signatures, move in dates, access, etc.
- Prepare and deliver move-in documents and instructions to tenants.
- Collect and preserve security deposits.
- Collect and payout rent to owners.
- Respond to repair requests in a timely manner and coordinate the same.
- Perform mid-year inspections and other inspections, as needed.
- Maintain an ongoing open line of communication with owners and tenants.
WHO MAKES THE REPAIRS?
We have a long list of valued, professional contractors that we go to for repairs. That doesn’t mean that you can’t make your own repair or use the contractor of your choice, but we’re ready and available to refer you to someone who can get the job done right.
WHAT WE CHARGE OWNERS:
Monthly Management Fee: 10% of monthly rent
Bookkeeping Fees: $28.00 monthly
Administrative Fee: $500.00 one-time (admin fee)
Lease Renewal Fees: ZERO!
Midpoint Inspections: ZERO!
Vendor Coordination: ZERO!
Move Outs: ZERO!
WHAT WE CHARGE TENANTS:
Naturally tenants have some of their own costs but a good property manager will let you know what costs are being passed on to your tenant. That way there is open communication and no surprises for anyone!
Standard Tenant Charges:
- Security Deposit
- Market Rent
- PetRent, if applicable.
- Insufficient Funds Charge for returned payments: $50.00.
- Early Lease Termination Fee: $500.00. (This amount usually, but not always, covers the cost to re-let the property without interruption to the owner and without costing them extra money.)
Some management companies charge tenants for things such as, tenant management fees, benefits packages, subscription fees (to access vendors for tenant responsibility items like a clogged toilet), and high risk fees. These fees are ON TOP OF their rent! This is extra income for the property management company, not the owner!
In a world where every penny counts, we would rather put that same money in the owner’s pocket rather than charge for services the owner is already paying us to provide. To compare:
Rent is $2,000, plus the tenant is charged an extra $200.00 monthly for fees. Tenant pays $2,200.00 but the rent is only $2,000.00.
$2,000.00 rent x 10% = $200.00 property management fee. Net to owner is $1,800.00. The extra $200.00 goes to the property management company.
Our policy is to charge rent with no extra cost to the tenant. So, if the tenant can afford—AND, the market rent can bear the costs—the money will go into the owner’s pocket. Compare the way we do business to the other scenario:
Rent is $2,220.00. Tenant pays $2200.00. $2,200.00 rent x 10% property management fee = $220.00. Net to owner is $1,980.00.
OUR STANDARDS:
We have HIGH STANDARDS for our tenants. We value open communication and do our best to develop a relationship of trust and respect. After all, many of the horror stories you’ve heard are based on either the wrong person living in your property or the wrong property manager taking care of it. We want to avoid either or all of these scenarios and we’re sure you do too!
